Prior to the election, some surveys found up to 1 in 3 Americans said they would like to leave the country after the election, if their desired candidate did not win – 1 in 3 say they want to but almost zero will be able to, plus Trump proposes deportations of those in the country illegally.

This implies there will soon be a surplus of housing and housing prices will collapse in 2025.

Realistically the percent of people who leave will be near zero and on par with the number of Americans who live overseas at any point in time. An estimated 2-3% of American’s live overseas – perhaps half of those were persons with prior dual citizenship, right of descent ancestry (e.g. children born in the U.S. to immigrant parents who had citizenship in the destination country), and Americans who were already living and working overseas. The other half is mostly Americans on temporary work assignments, U.S. military personnel stationed outside the U.S., and students studying abroad – plus some Americans who married foreigners and no live in their partner’s country.
